Yardi Breeze Premier is mostly functional

Comments: Basic functions in Breeze all work but when you start implementing the extended features that are advertised the system starts to show inadequate QA. Several features are incomplete and while are client facing, do not work such as online applications, BC Proof of Service, Tenant Lease Signing and putting Tenant status to Notice while Month to Month. With the lack of API means that many tasks that should be automated end up being manual and takes up staff time that could better be deployed. On a daily work flow Yardi Breeze does provide fairly robust features and some that are excellent. At the time of our procurement it was the best solution available on the market.

Breeze is good and easy to use

Comments: Mostly good, but many frustrating times as it feels like there is arrogance on the development team, or at least a sense of it. I have been a Yardi user of over 30 years. In the past it felt like Yardi took user comments and suggestions and made smart changes. Now it feels like all suggestions are taken as insult

Pros:

Simple and easy to navigate. Features like copy payable or journal are time savers. Customer service is good when you call (not chat). Reporting is mostly good, but there are problems that need to be addressed.

Cons:

It feels like the programming team lacks accounting knowledge or experience. Suggestions to improve are largely ignored. An example if the Bill Pay Report that does not comply with GAAP. Electronic payments are too common now for this to be ignored. The chat function for help is tedious to use and if initiating, typically will change to e-mail and wipe out the beginnings of any chat. Once a payable is posted, it is impossible to correct the GL account

Reasons for Choosing Yardi Breeze: Not Voyager - Yardi Genesis 2 not on the drop-down list. Was advised that Yardi would no longer support the product, a forced change.

Simply the BEST!

Comments: Yardi Breeze has been a lifesaver for us. We switched from another software company recently and the transition was exceptionally smooth. We are now in the process of setting up our website with Yardi and it's also going very smoothly. There are many property management software companies on the market and they all claim to be the best. They are constantly striving to improve. However, Yardi IS the best. The mere fact that I am writing this review is an indication about how much they care about their clients and their experience with the product. I strongly recommend them for all your property management needs...you won't regret it!

Pros:

The BEST part is the unparalleled client support! We receive responses typically within minutes, but the longest a response has taken has been 48 hours. This is because additional research was needed. We appreciate that a LIVE person (not a bot) is available to assist us. They are always friendly, professional, and responsive.

Cons:

There are some minor issues with the flow of information that could be modified to provide ease of use. But I use the feedback button to report these and if they are able to address them, they usually do. I had a recent issue with addresses not appearing on the statements and they made it happen. There are instances where it's impossible to change the "flow" of information because it's linked to other functionalities, and they explain that to us. They actually listen to the client's needs and this distinguishes Yardi from the rest.

Love Yardi Breeze!

Comments: Yardi has been a simple and elegant solution for my property management needs. Being able to ask questions and resolve issues via chat is quick and easy.

Pros:

Yardi Breeze is so simple to use! It is intuitive and connects the dots with minimal input from staff.

Cons:

There are a few less features than in Breeze Premier or, of course, Voyager. However, for the cost, it's a no-brainer for market rate property management.

Pros:

Yardi is great for tracking accounting across our entire team. Duplicated work is eliminated with the user-friendly interface.

Cons:

The system did take a few months to get used to, but once we had everyone onboarded the user experience is great.

Cons:

Only thing I don't like is moving payment from one unit to another within the property don't allow to pick correct unit owner, only same unit keep showing under drop down menu for to re-apply, have to go thru manual process to take care. Hope see this issue resolved soon.

Comments: Overall, my experience has been good! When I do get to chat with support, they are generally very helpful.

Pros:

I would say end-of-month activities have been more streamlined with some of the updates that were made.

Cons:

It would be interesting to have a platform to correspond with other Yardi users to pull common suggestions together to be able to submit to support. I've left feedback once before, but I'm unsure how realistic it is to address just one person's feedback. It would also be nice to know when chat support is available and when it is not. More often than not, in the last couple months I've been prompted to send an email as opposed to being able to chat with a live agent.

No other software I would rather use

Comments: Getting set up was a bit of a challenge as we are privately owned and do not have a management company to do this for us. The first lady who helped us gave a lot of "not sure" answers causing us to have to redo some tedious work but that is expected when switching softwares and setting up the coding, etc. After the initial set up, it has been overall good! I love that we can directly message the helpdesk instead of always having to submit a ticket and waiting 2 weeks. Navigating Breeze is so easy and simple. It's basically like switching from an android to an iphone. EASY!

Pros:

I have worked with Yardi products for about 10 years. I have used multiple software's within Yardi and Breeze is the most simple one of them all. As it does lack some of the more detailed things Yardi Voyager had, overall I enjoy using Breeze the most because of how user friendly it is and the daily use is a "breeze".

Cons:

The lack of detailed reports, being able to search residents in the search bar and it not specifying if they are current, past, notice. It only shows their name and you have to click on each one to see which is the current or past resident. The checkscan app is sometimes frustrating but it could be worse!

Alternatives Considered: AppFolio Property Manager

Reasons for Choosing Yardi Breeze: Because Quickbooks is not made for property management. Working in the industry for this long, I was able to get the [sensitive content hidden] to invest in an actual property software and Yardi was my first pick.

Switched From: QuickBooks Desktop

Reasons for Switching to Yardi Breeze: AppFolio isn't bad and pricing is also good but it does NOT offer what Breeze does. In my opinion AppFolio is great for house rentals and small properties but not for a 222 apartment community.

Comments: I have been using 2+ years and have been pleased with the software.

Pros:

The software is very user friendly and has a nice user interface. It is a complete software package for the real estate industry with all the necessary tools in one place: Accounting, Lease Management, Tenant Communication.

Cons:

There are certain features that could be improved based on other software available. Re-applying cash receipts could be improved. The ability to have more fields available for true mail merge communication with tenants would be awesome.

I wanted to like this product...

Comments: My initial decision to go with Yardi was because the seller told me about a new feature that would allow data transfer from Buildium to Yardi in a single click. They said that this seller doesn't work for Yardi anymore. Unfortunately, I discovered 3 months later that this feature did not exist, necessitating manual data transfer. This process was not only time-consuming, taking approximately 30 hours for just a third of the data, but also costly, with an additional 60 hours estimated to complete the task, amounting to an extra +$1000. Despite the misleading information from the seller, Yardi refused to offer a refund for the remaining months. I do understand, as I signed the contract, but I still find this unfair as I was lied to get that contract signed. Ultimately, I have decided to return to Buildium, which, following recent updates, offers superior software with more features compared to Yardi, for a cheaper price!

Pros:

This software is Canadian and offers a faster payment process for tenants and owners when they use one of Canada's five major banks.

Cons:

- The lack of an open API is a significant drawback, especially given the product's high pricing. - The contract can only be canceled in the first month, yet fully testing the software within this period is impractical. It took 3 months to set up payments, tenant screening, and other features, making it impossible to evaluate the software's full capabilities fairly. - The user interface is not intuitive. For instance, deleting a property requires navigating to a special option within the admin toolbox rather than allowing direct deletion from the property list. Extensive training from Yardi staff is necessary to navigate the system, which is a challenge even for someone with my technology proficiency. - The phone application does not support adding notes to a unit, such as door keypad or keybox codes. - Tenant screening functionality is basic, requiring manual entry by my staff. In contrast, platforms like Singlekey offer advanced features, enabling tenants to input their information directly and pay for their screening seamlessly.

Alternatives Considered: DoorLoop and Buildium

Reasons for Choosing Yardi Breeze: I wanted to have a Canadian software as we are a Canadian company, and faster payment process.

Switched From: Buildium

Reasons for Switching to Yardi Breeze: I went back to Buildium as finally it's a much better software than Yardi Breeze, for a cheaper price!

Comments: Yardi Breeze was easy to set up and move the data out of our old software and set up everything in Yardi. The trainers were supportive and easy to work with. We have now been with Yardi for 18 months and I wish we would have switched years ago.

Pros:

Yardi Breeze is super user friendly. The ability to search various fields to find vendors and tenants is amazing. The bank reconciliations are easy to do. I cannot think of anything that is not a Breeze!

Cons:

I wish there was a Payroll module. We have to outsource payroll. This is the only negative to Yardi Breeze.

Yardi, a barely functional property management software

Comments: It seems that whoever made this software has never tried it for property management. On paper it checks all the boxes, in practice it's probably one of the worst softwares I've had to interface with. I've time and time again suggested improvements, but the improvements they make literally could be done in 1 hour by any competent software engineer but it takes literally months for a single feature to be pushed out

Pros:

I like that I can store all my property and tenant data in a database

Cons:

1. Cannot use property inspection tool, because you can't zoom in on photos for move in move out inspections. 2. Rentcafe has terrible user interface, I am essentially tech support for tenants because the portal is confusing 3. Cannot work in Yardi in 2+ windows/tabs simultaneously 4. Cannot track employees changing a RENTAL amount. Absolutely NO TRACEABILITY FOR THIS. Hope you have honest employees 5. The chat support is very unknowledgeable, 9/10 times I have to wait for them to find the answer from their superior or someone else, which usually takes 2+ days 6. Rentcafe is garbage, I literally could not even apply for a unit on rentcafe, in fact rentcafe shows occupied units as available. BUGGY

We love Yardi Breeze

Comments: Yardi Breeze has revolutionized our accounting and bookkeeping processes. Its intuitive interface makes it easy to manage financial transactions, track expenses, and generate comprehensive reports. The automation features have saved us countless hours, especially with recurring invoices, management fees and journal entries. The ability to customize reports (ad hoc) to suit our clients' needs has been incredibly beneficial to them for analyzing financial data and making informed decisions. Overall, Yardi Breeze has streamlined our accounting operations and improved our financial management efficiency. Our property management clients are delighted!

Cons:

Steep learning curve (but once you get it, it's great!)

I comp'd the rest, but Yardi was the best

Comments: The team at Yardi has been incredible and that was mostly why I chose this property management software. When I first began this journey of exploring my options, I was overwhelmed by the many companies out there. I literally contacted over 10 companies. The customer service and help teams at Yardi have been amazing with their time, follow up and assistance. My impression of Yardi Breeze and recommendations to others, comes strictly from my experience with them. Furthermore, my new bookkeeper, who has experience with several different platforms, wanted me to share the following : I am new to Yardi Breeze so am still learning but so far have found the software straightforward for the day-to-day Accounting transactions. When an issue has come up I found the Chat feature very helpful. The representatives are patient, knowledgeable and able to see the data in real time so can walk you through the processes. This has been very helpful as I maneuver through Breeze and find my way.Moreover, I was recently selected to speak at a focus group on various Property Management softwares. I will be sure to share my glowing review of Yardi Breeze with them, as well.

Pros:

Yardi provides easy to follow tutorials, a few weeks of personal one-on-one assistance for setup help and continuous followup calls and touchpoints to ensure there are no issues.

Cons:

Some information should be provided in a one pager FAQ, so as not to keep using Help or Chat for things that are typical trouble shooting issues during initial setup. Also, I have had an issue with a report for months and no one can seem to figure out why. I have attempted to contact 4 people at Yardi for this matter.

YARDI BREEZE AT ITS BEST

Comments: There is always room for improvement. All these reviews, at the end of the day make it a future formidable tool that will elevate its current market position and be a vital tool and be successful.

Pros:

Yardi Breeze is quite user friendly. With great help from the back support team, life makes it even easier for us. Through Navigation and the user friendly, understands the "language" everyone can comprehend and communicate.

Cons:

Sometimes, it takes more than one day to get the response.

Programing Simplified

Comments: The ease of using the program and the transferring from Genesis to Breeze was a smooth transition. The chat, email feature and the quick response; not to mention Breeze staff, the experience is phenomenal.

Pros:

The dashboard, layout, dropdowns, etc. It's great and very user friendly. It's cut some of my work on half. Only a few clicks to get to the correct data being researched. We're very happy with Breeze and it's only been a couple of months.

Cons:

There's a GL report that we would submit on monthly basis through Genesis and Breeze does a similar report, but it's not as good as previous program.
