The Ups and Downs of Resman

Comments: Resman is easy to use for everyday simple task and very efficient, the problem I have experienced is not being able to correct a mistake or back up when needed simply and quickly.
Overall I would absolutely recommend this software to other property management companies.

Pros:

I love that it is so easy to navigate. I will be paying bills and need a GL Code, so instead of pulling out the list you can just put like paint in the search bar and get the Code you need. Simple and efficient I like that our background screening and rent payment site is accessible within Resman. I love the little lizard guy. I like that you can stroll over something and get an explanation of it's function, that is wonderful.

Cons:

I have no way to back up, so I have to pull the addresses back up while working in them. I do not like that you cannot just enter someones phone number without getting their birth date and social, it will not let you save the number without it and some people don't like providing that info when all you really need is an updated contact number. I have had issues when trying to take a roommate off the lease and creates an accounting nightmare that I have yet to be able to correct. When doing the move out reconciliations I have found that a simple mistake will create double charges.

My experience with ResMan over the past 10 years

Comments: As a very user of ResMan, I have always appreciated the forward looking, customer focused approach that ResMan has had over the years. ResMan has been very responsive to the needs of the client and very proactive to improve the ResMan experience.

Pros:

Ease of use and the ability to train and explain the protocols to new associates

Cons:

I really don't have any dislikes other that some of the bigger lenders / owners don't understand the power and useability of ResMan

Resman has a long way to go before it is a good system.

Pros:

At this point, I don't find much of resman to be functional other than rental payments.

Cons:

I moved for the affordable features and none of them are working as planned. I run a section 8 property and I wanted a better setup than my other software, which is outdated. For some reason, it appears that I am the first affordable customer, as I run into endless bugs and issues that clearly should have been fixed previously. The software is calculating inappropriate tenant rent and nobody at support can tell me why. My old software has no problem with this calculation. Resman can't get it correct. One of my certifications was not accepted because the default income codes in Resman are incorrect. Nobody including support can figure out the correct TRACS income codes. This is something onboarding completed missed. When an applicant applies to a unit, they are locked into that unit and can't be moved because while they are only an applicant and haven't moved in, Resman thought it was a good idea from a compliance standpoint to keep you from moving the unit. This is insane. You need to be able to move someone freely between units. Resman uses DocuSign for signing documents, which is great. However, the default DocuSign signature fields were in the wrong place on my certification. How is this the default template? This should have been working from day 1! The template letters, which the sales team used as a way to get me interested in the product all have typos and other errors in them. You can't just use what is in the system. The UI is not modern. It does not rescale on different size monitors, making a large screen monitor pointless. There is no mobile app for landlords and management. This is 2023, every software should have a mobile app. This software does not work well on a mobile browser, as it doesn't change to a mobile layout. I have been on this software not even a month and I wish I never switched. It takes 99% of my day and all I do is fix errors, find problems, and send them to support, who is unable to provide answers or fix anything.

The ease of navigation of resman I also like that the help button is there for quick answers.

Cons:

The only thing is that is does not work effectively with all products tax credit and affordable and market rate.

Comments: Overall, I would recommend using ResMan as it is very easy to use and navigate.

Pros:

It is perfect for managing your rental properties, easy to use and it can easily integrate with a lot of softwares and websites. Although some features are limited, especially bulk add/change features, they listen to our suggestions and consider those for system upgrades.

Cons:

There are times when the support team is not that helpful but they do have a really nice Help Center where you can search for topics that may have the answers to your questions by simply typing in keywords.

Love Resman

Comments: Love it. At first, I did not like it, but it has made things so much easier and allow me to effortlessly expand my portfolio.

Pros:

I love all of the reporting options and having the data readily accessible. It has made my life so much easier.

Cons:

Onboarding. Too fast and furious for beginners. I had to hire an outside vendor to help me process all of my data.

Cons:

The onboarding process was undesirable.. we had to basically manually onboard ourselves after the transfer, with most of our questions going unanswered. Our rep, [sensitive content hidden], couldn't really answer anything and would just point us to the knowledge center every time, even though we had exhausted that option already. She would then just put in a support ticket, which was nothing we couldn't do ourselves. Maybe just a more hands on rep for onboarding clients would be helpful!! Other than that, I love the software and am happy with the reports, and accounting abilities.

Comments: OMG - they have everything now. We are able to optimize all angles of property management.

Pros:

Resman is the by far the simplest and easiest software program. Training new employees, even those with limited computer skills is simple.

Cons:

Support is a little slow and confusing at times.

Easy To Use

Pros:

ResMan is very user friendly and easy to teach new employees how to maneuver the system

Cons:

Group messaging. The system should be set up to access pdf and word documents to send out in group messaging without having to upload them to the system.

A walk in the park.....

Comments: Honestly, better than any other Property Management software I've ever used.

Pros:

Resman is Constantly updating their software, fixing "bugs", and the help page is an amazing asset that i'm constantly using.

Cons:

When creating a new Templet for the residents which includes Emails form and Text form, there is a 160-letter MAX allowed and it's very frustrating to me.

Resman is like the "I can read" books

Comments: Overall, my managers are able to track everything they need daily utilizing the boardroom. No stone is left unturned and everyone knows where they stand and what is needed to meet their goals daily.

Pros:

I like that this software is so simple and easy to use even for the non-accounting type person. I believe it has made those persons even stronger in their financial analytics.

Cons:

I would like for all our outside applications to be integrated with Resman. It would be better for this to be a one stop shop without having to log into other apps. However, I do believe we will see this get better as the software evolves to allow the integration of the other useful applications we use.

Comments: -I love the ease of use. Uncomplicated.
-I can access the resident portals from my side, easily fix their issues or check on the status of their rent payments.
-I like the list at the bottom, I can create reminders for myself.
-We can send the applications and lease agreement over to the applicant a lot more quickly, we generally get the deposits and fees paid asap because they are linked to the applications.

Pros:

-User friendly. -Residents like the portal/ that we can send them payment links, set up autopay, call, email and text to exchange important information. -Makes the leasing process easier.

Cons:

-Occasionally it can be slow to load, but that does not happen often.

ResMan #1 Tool in My Toolbox.....

Comments: I have only used Resman for 9 months, but I do like that it many things you can get to with 2 clicks or less.

Pros:

Knowing how to use all the features is great! When I first started it wasn't super clear but after training and working with it daily having this tool helps everyday functions in management and leasing.

Cons:

I highly dislike that there is not an app. Our maintenance would greatly benefit from one.

Resman Lover

Pros:

Resman is easy to use, and if I cannot figure something out, the library of information is plentiful. It is easy to search and find the relevant information I need. Customer Service is top-notch. There are many other services that integrate with Resman. Overall, this is the best property management system that I have ever used and I have been in the industry just shy of 20 years.

Cons:

Sometimes it will glitch and if a manager and I are sharing screens, I may not have the same updated data. This is easily resolved by restart or a fresh day.

Comments: My favorite software for property management so far!

Pros:

I really love the delinquent accounts organization as well as the renewal tracker which greatly helps my position in tracking this information daily without having to pull different reports.

Cons:

Applicant/Prospect guest cards. The integration with MeetElise needs some improvement.

Great management software
