A great software team!!! We love the versatility!

Comments: Prior to Rent Manager we used Yardi for 17 years until they became too expensive and no longer catered to a small company base. This is so much better! Rent Manager listens to their customers. We couldn’t be happier!

Pros:

The online RM12 version gives us the versatility of a complete accounting program (minus payroll of course) that allows small employers with mixed portfolios to use a single product. Outside Payroll options work great for us. The Rent Manager team is constantly listening to their customer base and makes product use seamless with a great support staff! We are a small locally owned property management firm with commercial, residential and self-storage rentals and have used the Rent Manager program since 2011. We currently manage 15 sets of books that include around 30 properties. The software allows us to set up each property based on its own rental type and each user can be restricted based on need. We love the user friendliness, training options and the program options available

Cons:

We have not found a major con with this program. The development team tries to work with all parameters to find a work-a-round if not an immediate fix.

Rent Manager Implementation

Cons:

We have a complicated system so it took several imports to get our data correct. Our fault, not Rent Manager's though.

Does almost everything you could want it to...

Comments: Great experience overall. Michael Cobb was a fantastic implementation specialist. I had a lot of unique problems that he helped me figured out. He was always prepared for the next call. His services alone made Rent Manager worth the price.

Pros:

Has all the accounting features you could want. You can even take care of accounting for management companies by setting up an additional "property." The integration of Zego's ePay feature automatically accounts for online payments, drastically reducing the time it would normally take to manually deposit checks in the bank and "deposit" them in Rent Manager.

Cons:

We own a campground with MTM tenants who all show up on different days of the month, staying for various lengths of time. This software will only post recurring charges once a month, insteading of posting each charge on the day it's due. Likewise, it would be a nightmare to set up late fees and Accounts Receivable automations based on different due days; you would need a separate automation for every day of the month for each task. To circumvent this problem, we have to adjust all of the tenants to the same rent due date and prorate rent at both move-in and move-out. Unique situation that probably wont apply to most customers, but turned out to be a headache for me.

Management company Lie to

Comments: Very poor and regretting signing up very concerned of all the work and all the information that's entered in that there is no way to get it back out as soon as we stop paying we will never see it again.

Pros:

We liked everything the sales rep told us as soon as we got the system set up we were only able to do half of what they promised. The phone system isn't proper. We had a problem with If implementation they just counted down until the hours were run out not trained properly. Didn't give an agenda of what we should know each week. Or give options on what we should work on.

Cons:

Very poor training and overcharging they round up to the next 100. We lost over a 100 units that landlords did not wish to go to an online portal. And the company is still charging us for the last 7 months. Poor training waiting for everyone to get customer service. If you make a mistake they charge your additional fees To help get it fixed. Scripting for your forms take forever they do not have templates for each state. They do not tell you that each tenant needs their own email not just per unit in order for online systems to function. All of our tenants are month to month it does not work with the software for at least expiration dates everybody needs to be under term leases.

The ease of use and the support team. This platform has so many functions and integrations we haven't even come close to using it to it's full potential.

Cons:

Comments: We have been quite pleased in the decade that we have been using Rent Manager with the product, the support and of course, the streamlining it has provided our business.

Pros:

We were among the first to convert to Rent Manager's stand alone version and we continue to use Rent Manager for every aspect of our business (approx. 1000 residential and several commercial buildings). The software is very user friendly and intuitive making it easy to onboard new employees. The comprehensiveness of the online training through Rent Manager University is invaluable for new and long time user employees. We use several of the integrations and are currently looking at adding several more. The allow us to adapt to every changing technologies and industry best practices. The customer/technical support is outstanding. I really cannot say enough good things about the support department. Whether it is technical support or assistance in scripting to help you streamline or create custom reports, they are always extremely helpful and responsive.

Cons:

Any cons that we have found Rent Manager has helped us find work arounds for or has upgraded to in their regular updates. I would like to see more options for "batch" operations.

Great Property Management software with excellent customer service.

Pros:

RM is incredibly complex, which means that there's always going to be some new functionality that you can discover, and some new tool that you can use. The option for addons is also incredibly useful and makes RM practically limitless in scope when it comes to property management software. Also, RM's customer service is absolutely wonderful, and very knowledgeable. I often spend just a few seconds on hold for an answer, and at most a few minutes, depending on the time of day.

Cons:

Though the user interface is a bit intimidating, it's all there for a reason. You learn to get used to it and you begin to understand why everything is set up as it is.

A great fit for us

Comments: With Rent Manager we have been able to take technological steps forward that were previously too complicated or clunky. As a result, we have transformed many of our operational systems for increased efficiency, accountability, and effectiveness. We are moving all our properties to the Rent Manager platform, so the transformation and improvement continues.

Pros:

Pricing is user-based, so we have added properties and units at no additional cost. Support is great. Customization makes the software very flexible. Database provides powerful reporting tools to peel back reports and review informative details for decision making. Guidance through integration process was great.

Cons:

No significantly negative experiences come to mind. There are limitations with any system, but Rent Manager has met or exceeded our expectations in all critical areas.

Pros:

I like being able to pay an annual fee and not per seat or per door. Customer Service is AMAZING.

Cons:

There are some glitchy areas, but not anything that's close to a deal breaker.

RentManager ROCKS!

Comments: It does what I need to do. Unlike other property management softwares, the processes are simple and logical. I never have to hassle with untested updates as with other softwares. All the bugs are out by the time I get it. Other companies test drive their softwares by having us test-drive them to find the error.

Pros:

The simple ease, the flow of entering items. I know a property manager had a hand in putting this terrific software together. It 100% relates to our work. Unlike other property management software, it is a breeze to put your work together on RentManager and correct it afterwards without it being a hassle for everyone. Great job RentManager! I don't see why other property managers use anything else in their company.

Cons:

Nothing. When it comes to help, RentManager's staff are helpful ALL of the time. Professional and knowledgeable.

Pros:

I love the way that RM makes our work simple and efficient. The reports are genius and everything is easy

There's a lot there for the money!

Comments: We are learning more and more about the features as we attempt to attend Tech Tuesdays and Thursday trainings.

Pros:

Once you understand the creation of tenants, the creation of units, prices, etc. - it becomes very easy to manage rental transactions.

Cons:

The program is not always as intuitive as I would like. But, support is VERY helpful in resolving issues.

Pros:

As a beginner with accounting software and a non-accountant, I took over management of an 80 unit complex that I owned after firing four successive professional management companies. Rent Manager enabled me to return the property to profitability in the first year of my management. It was a great satisfaction to me. Thanks Rent Manager!

Cons:

I used Rent Manager for six years as manager, and now as owner keeping an eye on a different property. I can't think of any feature that I don't like, would change, or add.

Pros:

I find Rent Manager easy to learn and navigate. I didn't have official training but learned quickly how to do the basics. I've been using Rent Manager for 8 years and still discover easy ways to do things, better ways and new things!

Cons:

None really. Any questions I've had or issues have been fixed with ease

Pros:

The portals that are accessible for the tenants use.

A little difficult to get use to - lots of reports- most of what I don't access.

Rent Manager is not great

Pros:

The ability to create very custom reports was pretty cool.

Cons:

Our company switched to the software for 2 years and switched to something else because it was so awful in pretty much every way. This software had a lot of problems. It was unbelievably slow to load data. System went down a lot. Tech support not helpful.

After evaluating several programs including Buildium, Propertyware, Yardi and Appfolio, There is no better software than Rent Manager

Comments: I really cannot say enough good about them.

Pros:

The depth of the ability to tailor Rent Manager for each individual user is unparalleled compared to any other software. They are the only Residential Software company that owns their own phone system and integrates directly into the software and every call is attached to either the tenant, owner or vendor history file. The support of Rent Manager is unparalleled, a customer really feels like they are the only customer they have when you call for support. They have a vast staff of programmers that continually update the software. If I look back the way we did business even one year ago, it is so different because of the continued automation features they continue to come out with. Some of the other software companies will tell you as they have told me that they are constantly coming out with new features also, however, they are two years behind Rent Manager and when they do catch up, Rent Manager will have that many more advanced features.

Cons:

Many times when they release a new feature it needs fine tuning that takes a long time to get. Of course I am very impatient and what they come out with is still leaps and bounds ahead of the competition.

Feature-rich software for the rental home industry that is as simple as you can hope for.

Comments: All in one product for rental communities that is simple to use. Can do A/R, A/P, reporting, etc. There really aren't any major missing features.

Pros:

For basic usage the layout is really intuitive and as manager of a rental property you could figure out pretty much everything you need just by poking around. You can do pretty much anything that needs to be done with this software and it has the accounting features that make it an all in one product. Customer support can be slow at times but they will always put in whatever effort it takes to troubleshoot your problems and all staff is in the US.

Cons:

The help section is a bit lacking. It's more just a beginner how-to guide rather than figuring anything complex out. Plus, it doesn't indicate where certain features need to be manipulated on the back end. Reports are rather cumbersome at times and there are so many that seem too similar. A good wizard for creating reports would be nice. Creating purchase orders is slow, again, a wizard walk-through to get it all done as fast as possible would be nice.

A Wealth of Features & Could Always Use a Few Tweaks

Pros:

It is a tenant-centric platform, allowing our residents to see their accounts and pay on-line, thereby reducing our central office workload. We operate 15 or so entities with RM and a handful with QuickBooks. From a financial analyst viewpoint, I prefer QB, because of the easy export features. Still, we have 1,300 + tenants and are re-building occupancy at newly acquired mobile home parks, so our focus is on providing the best face for our residents. QB was not doing that for us. This is a more comprehensive program tailored for the rental world

Cons:

For some inexplicable reason, report exports to Excel do not carry the formulas over. It is a huge time waster for those of doing a repetitive analysis of multiple companies. I can only think this relates to some licensing issue. QB does it automatically and I miss that. In fact, I resent that RM does not provide that functionality and don't understand why they wouldn't provide this time and money saving convenience to their customer base.

Rent Manager-4 Stars

Comments: Overall, RM has been the best property management software we have used to date. It isn't perfect but there is not much that compares.

Pros:

We love the lease generation as we use this the most. We also love the history/notes section to keep tabs on each tenant and property.

Cons:

We have issues with the tenant portal about once a month as well as the incoming calls tab reporting incorrectly. The software does crash every once in a while as well.

User friendly program

Comments: Their customer service is exceptional! Always courteous and knowledgeable. It was a great change from our initial Management program to Rent Manager.

Pros:

The tenants setup is easy to navigate. When you manage properties owned by different partners, you can still see them all on one screen and streamline your work.

Cons:

pulling reports is not as easy as I'm used to...

Your One Stop Shop For Property Management

Comments: A few years ago we decided go to 'All in" with Rent Manager. We upgraded to the online platform, integrated all our rent collection, accounts payable, and phones. We wanted to streamline a few processes so we could grow and we did!

Pros:

I love the integration Rent Manager allows. We have our screening, receivables, payables, communication (phone/text) all integrated in Rent Manager. Also, since we are web-based I can access my data anywhere. Also - the customer service, from our account rep, to the help desk . Everyone is very helpful! The amount of free training they offer is exceptional. The Weekly webinars are a must!

Cons:

A couple minor things: I wish there was a different way for users to share a license. Maybe some sort of bundle pricing for 10+ Licenses. Also, I wish I could track HR/Payroll through Rent Manager.
