Comments: We've been able to centralize our data and get so much more information than we could with other software. The support is amazing and you can learn at your own pace with Rent Manager University. We love it!

Pros:

I love that I can write my own reports, customize most everything in the system with User Defined Fields, change settings to work for our business, integrate with other software.

Cons:

It can be overwhelming when first onboarding as there are so many settings and options so you need to make sure you understand the settings before implementation.

There's a lot there for the money!

Comments: We are learning more and more about the features as we attempt to attend Tech Tuesdays and Thursday trainings.

Pros:

Once you understand the creation of tenants, the creation of units, prices, etc. - it becomes very easy to manage rental transactions.

Cons:

The program is not always as intuitive as I would like. But, support is VERY helpful in resolving issues.

Management company Lie to

Comments: Very poor and regretting signing up very concerned of all the work and all the information that's entered in that there is no way to get it back out as soon as we stop paying we will never see it again.

Pros:

We liked everything the sales rep told us as soon as we got the system set up we were only able to do half of what they promised. The phone system isn't proper. We had a problem with If implementation they just counted down until the hours were run out not trained properly. Didn't give an agenda of what we should know each week. Or give options on what we should work on.

Cons:

Very poor training and overcharging they round up to the next 100. We lost over a 100 units that landlords did not wish to go to an online portal. And the company is still charging us for the last 7 months. Poor training waiting for everyone to get customer service. If you make a mistake they charge your additional fees To help get it fixed. Scripting for your forms take forever they do not have templates for each state. They do not tell you that each tenant needs their own email not just per unit in order for online systems to function. All of our tenants are month to month it does not work with the software for at least expiration dates everybody needs to be under term leases.

This software put us lightyears ahead

Comments: This has streamlined our entire operation. There are features available that we have not tapped.

Pros:

It is a complete package. Customer information, billing, collections and accounting. We make pdf copies of customer statements and forward to a mailing service that sends the bill and an SASE to each customer for less than $1.00 each. The Rent Manager system for accommodating credit and debit cards is fully automatic. When a customer pays a bill, their account is credited and the money is deposited directly into our checking account. Customers love it for the ease of looking up their amount due and making payments. Customer support is superb. Every time we call we get someone who answers the question or refers us to someone who does. For water meter reading the software is also great. The meter reader has a "drive by" meter reading device. Once collected, the meter reader logs into Rent Manager and posts the meter readings. That person presses one more button and the software deducts last month's reading and determines the billing amount and posts it to the customer account. We have a standard charge for sewer and that is one more button to push. The statement is then prepared in pdf format and emailed to the print house that mails the statement the same day.

Cons:

We are in Western New Mexico, and Rent Manager is located in Ohio so there is a bit of latency of one or two seconds.

Comments: Exceptional experience. The features are practically endless, but you only have to use what can benefit your company.

Pros:

Everything is online, so it's mobile. It is comprehensive with lots of data and forms available. You can just use what is relevant to your business.

Cons:

It just took a while to explore all that was available and figure out what was relevant to our business. Not a bad thing, just a lot to look at.

it has pretty much every tool we need. it gives tenants access as well as owners and is well organized

Cons:

it has access from internet browsers and i would like to see it be improved and have even more functionality. it is good, just want to see it be better

Comments: Rent Manager is our all-in-one support basket for our managing needs.

Pros:

The support team is always worth calling. They will speak English and provide the support you need to fix your problem.

Cons:

Some parts of the software are clanky. Like running 1099 reports you have to remember that some characters are not supported so we have to cross reference to the W9 or remember whose reports won't run correctly. On the other side Rent Manager allows for support tickets and this is in the works to be updated.

A great product

Comments: Its been great - over 2 years using them and no real complaints. Do not regret picking them.

Pros:

Extremely capable and customizable. There is a feature/tool for every thing I need. Also, the customer support is incredible, always available and always helpful.

Cons:

The interface of the desktop version is a little outdated - but still extremely functional.

Rent Manager is the most detailed for accounting purposes, extremely customizable, and has the best customer service.

Pros:

Where accounting is concerned, Rent Manager is the most detailed and well-organized property management software on the market. The interface is highly user friendly and customizable to each user depending on their needs. On top of this, customer service is second to none - I have never experienced better software customer service.

Cons:

I cannot think of anything I do not like about Rent Manager.

Gets the job done

Pros:

The Customer Service is top notch. Any time I have problems or questions they answer them. If the rep doesn't know the answer, they find it and get back to me asap.

Cons:

The interface seems very dated to me. It's taken a lot to start to get used to and navigate it in a meaningful way.

Pros:

As a beginner with accounting software and a non-accountant, I took over management of an 80 unit complex that I owned after firing four successive professional management companies. Rent Manager enabled me to return the property to profitability in the first year of my management. It was a great satisfaction to me. Thanks Rent Manager!

Cons:

I used Rent Manager for six years as manager, and now as owner keeping an eye on a different property. I can't think of any feature that I don't like, would change, or add.

Rent Manager is not great

Pros:

The ability to create very custom reports was pretty cool.

Cons:

Our company switched to the software for 2 years and switched to something else because it was so awful in pretty much every way. This software had a lot of problems. It was unbelievably slow to load data. System went down a lot. Tech support not helpful.

Comments: The support staff at RMO is fantastic. They are knowledgeable, patient and results oriented. Overall, RMO is a world class product and I appreciate the companies drive to continually refine it for its customers. Finally, the best part of Rent Manager is it's people. Please continue your world class service and in doing so, showing the business community it is possible to maintain high standards of excellence.

Pros:

RMO Customer and Technical Service is the best I have ever experienced, personally and professionally. I am amazed that I have spoken to so many technical reps and they're all great. The RMO in house training program for staff has been well thought out and it shows they take pride in employing and retraining qualified people.

Cons:

There are some area's of the SW that can be modified or refined to be more of an end to end solution for our business. The process for changing or adding modifications to the software seems long and difficult. There are simple changes needed, like automated postings for Pacific Standard Time vs Eastern Standard Time that makes a difference for our business, legally speaking, but no one at the company is driving this modification. The change committee needs to evaluate and process requests faster in my opinion.

Great Product & Customer Service

Comments: Make sure that the people on your team who are setting up the initial databases of market rents, properties and tenants understand all of the applications and functionality so you're not having to backtrack and fix it down the line. It makes the whole process so much easier.

Pros:

It's a very easy to use system and has made the automation process of keeping track of our tenants/vendors/prospects so much easier. The integration with our payment system has made the first of the month a breeze and the Apply Now feature to house prospect information gives us one more way to follow up with those who had fallen through the cracks. Their customer service and help lines are extremely helpful, knowledgeable and timely. Any questions or issues I've ever had have been addressed immediately and with staff that represents the company well. I highly recommend this product and company.

Cons:

There are many classes and webinars to help with the system and new feature launches, but an all encompassing help guide, that can be accessed by all members of my team with step-by-step instructions would make my life so much easier.

Rent Manager

Comments: Good product and support. I primarily changed because of the online payment fees assessed. Much too high, but, consistent with most other products. I found a product that did not charge for online payments. Having complications with that product in features, functionality and service though....maybe that is why others charge.

Pros:

Good batch reporting and formating capability Strong accounting features Excellent Owners portal...even though most owners do not use. Strong sales tool for Management Company. Relatively intuitive Consistent logic

Cons:

Mobile application was just rolling out. I did not convert to the mobile solution due to plans to convert to another software. New mobile application might solve some of the Cons. Pricing: Per seat pricing, set up fee for each additional seat, mobile, web integration, etc. modules additional costs. However, the biggest issue was the $1.50+ charge for Residents to pay online using E-checks. If you have 1000 units paying online, cost is $1500 per month. Too much. LImited integration with various online posting services.

Complicated software, long learning curve, but good support

Pros:

I was in charge of implementing this software, converting from peach tree to this. Excellent support during conversion, but this is a complicated product. Liked the bookkeeping side, but this is also supposed to push vacant units out to zillow, etc, and that is where we got on to the struggle bus. This was complicated, with a large learning curve. Did not like the website options at all, and found them clunky. The accounting reports were simple to set up & modify, and it was easy to transition to this product. Excellent option for a person that has multiple LLCs or multiple properties, as its very easy to separate. Excellent for 3rd party managers, as many bank accounts could be run from one place.

Cons:

Website option templates were not very good, and it was very hard to get listings into Zillow the way you wanted, and get on to your own site.

Program Needs More Development

Comments: We switched from A very outdated version of Yardi to Rent Manager in hopes of gaining more features. We did get that but we went backwards in terms of functionality. The reporting needs work.

Pros:

We were looking for a Web based program. Thus program had easy to follow icons. The Newer technology allowing tenant online payments was a big draw.

Cons:

The program is a bit too simple. It needs to be more robust for this industry. There are so many variables in Property Management and they are too cut and dry.

We would love to check out your current Rent Manager setup to see if the specific features you are looking for might not be turned on yet or dive into some of the reporting options you have within the program. I have worked this program for 6 years now and I love it

Pros:

the drill down feature. Being able to find Tenants with different information. All of us use different things so remember different information. I use names, another worker uses Owners and another uses addresses. While speaking with Owners, I can always get the answers I need from this program to help answer any questions they have.

Cons:

I would like to customize the reports without extra purchase I wish there was a book to reference when training someone new to the program. Videos work some but most of the people I have helped train are hands on learners and with a book, I could show them some and then let them explore the systemn with the book.

Pros:

Very user friendly, the sky is the limit for functionality, and customer service is exceptional. I have had conversations with all departments of Rent Manager, and everyone I have ever talked to has went above and beyond to make sure we are satisfied and that everything is working properly. Our account manager from Rent Manager is always reaching out making sure we are aware of all the updates to make we are utilizing the program in all areas, and always checks in to make sure we are happy with everything. I can't say enough good things about this company.

Cons:

I can't say that I have anything bad to say about this company. Any time we have a complaint or issue it is always addressed and they always follow up.

Not good for a big property

Comments: I work at a 740 unit property. it does NOT run smooth at all. To find an easy answer you have to pull different reports in different areas to get the answer you need. There are errors and issues that happen almost daily and sometimes multiple times a day. The program should make your job easier not harder. It has been over 3 months and they still can not fix or have not fixed the Aged Receivables report. When you run the report it includes prospects-even though you check a box to NOT include them! One of the reasons our owner got Rent Manager 12 was because the phone calls were recorded now RM found out that it is illegal to store recorded phone calls in the tenants history/notes so you can't use that anymore. Not happy with their program or service.

Pros:

recorded calls-until RM took it away.

The Worst Property Management Software on the market

Comments: It does the most basic function possible in this field. It's the "quiet quitting" of property management software.

Pros:

They try so little to make it good, useful or robust, it's easy to learn.

Cons:

I hate this software. The customer service is awful, they promise a multitude of upgrades and never follow through or launch half developed, glitchy things that can't be used. They are severely behind the software in the same field and have no interest in catching up or being a better system. They nickel and dime you for everything, so even though it seems cheap on the surface, watch out, there's a hundred fees for every additional feature.

Fabulous - all-inclusive - property management software!

Pros:

I like that it can handle every aspect of my property management business. From accounting to contact management, work orders, advertising, inspections, tenant screenings, collections - you name it. If the program doesn't handle it, they have an integrated partner that does. Amazing one-stop shop for your property management needs. Robust and efficient! Priced right too!

Cons:

Inspection functionality could use some work, but tech support is available and working with me on a daily basis to ensure the program works right for my needs.

Every community owner needs Rent Manager!

Pros:

Everything you need in one place and a lot of integrations possible. Customer service is on point every single time.

Cons:

Ongoing training, besides the weekly webinars cost money. For an owner/management team member who does "everything" it is impossible to learn everything on my own and costly if I need a special training for several categories. Each "license" has a monthly cost, wish those were a tad lower.

Rent Manager is a great product.

Comments: Excellent!

Pros:

We have been using RM since 2007. We moved to the online version in 2018 and haven't looked back. This allowed us to move all of our accounting into RM instead of using a separate accounting program we had been. The features and updates keep it working better all the time. Tech support is the best. So easy to access and, on the rare occasion they don't know the answer, they will find it.

Cons:

I wish there was a payroll integration. It would be extremely convenient, but it is definitely not a deal breaker.
