Great Pricing for Value

Comments: Definitely would (and have) recommended to others. Customer service/support is very responsive/helpful.

Pros:

I was quickly able to tune my pricing to both optimize my pricing so that I could increase occupancy, as well as average rate. The integration with AirBNB & VRBO allowed me to quickly adjust, as well as view market conditions to understand how to set my pricing strategy.

Cons:

There isn't a way to apply the same parameters to both the AirBNB & VRBO channels. Also, there isn't yet a Booking.com or TripAdvisor channel.

Comments: Love it, very easy to use

Pros:

How easy it’s to use and scale up. We have been siding since we had 3 properties and now have over 40 and still loving it

Horrible Customer service and the platrofm had far too many glitches

Comments: terrible, don't use them find another service

Pros:

Its a great concept and can be very useful for pricing airbnb and VRBO based on supply and demand

Cons:

Their platform has many syncing issues and you have to frequently check that the prices reflected in Air BNB and VRBO are correct. This defeats the hands off automated approach you are paying for. They also have inaccurate dates for events in your town, this will jack up prices without justification or will not reflect the high-demand prices which will cause you to lose money either way. On top of this, they have horrible customer service. This is like the old days of cable tv horrible customer service. Things were great for the first 8 months I used beyond, however once I started seeing the issues and bringing them to their attention I was flabergasted by the horrible response times, the lack of help, and the ineptness to solve problems in a way that would keep customers.

Pros:

Pricing was the most important factor in making the decision to purchase Beyond.

Cons:

I really liked the comps section that was part of the program when I bought it but when it was taken away and forced to upgrade for it, it has actually made me start looking at another product.

Pros:

Beyond Pricing has saved me so much time and increased my revenue that I recommend it every chance I get. It's user friendly and easy to set parameters to your listings.

Cons:

Unfortunately, I had a little trouble when I added Hostfully as my property management software to connect my accounts correctly but after contacting support they helped me get it all correct!

Comments: I recommend Beyond Pricing to everyone I can. The tool is extremely valuable, and I know I'm making more money and spending less time managing prices than I would be if I were doing it all manually.

Pros:

Managing pricing for my vacation rental sounds like it could be a daunting task when taking into account all the variables that can impact the price; however, Beyond Pricing makes it very easy. I love the fact that you just manage your base price and it adjusts everything from there. I've already made a lot more money using Beyond Pricing to get me the optimal rate than I've spent on the product.

Cons:

Figuring out my base price was a bit difficult. I used the Nearby Listings to see what would be a good base price to start with, but I found that the base price it was showing me of other listings resulted in prices that were way too high. I ended up adjusting it down and slowly built it up the price as bookings came in. I also found that the base price that seemed to work well in the popular months was too low for the slower months as they booked up well before 30 days out. The data it gives is really helpful and will help me get the optimal rate for the slower months next year.

Comments: I like this product and how easy it is to use. All of the features and information are extremely helpful.

Pros:

I like the dynamic pricing and the accuracy of rates. My occupancy stays over 85% and Beyond saves me so much time in making that happen.

Cons:

The cost is really hard for me to handle. I have a lot of properties and what I pay out to Beyond really hurts.

Comments: We use Beyond mainly for dynamic pricing but we know there are several features we are yet to fully utilize but feel we will be able to in time.

Pros:

The dynamic pricing tool works well for what we use it for. We have over 30 listings soon to be 40 before the end of the year and it has helped us stay competitive and capitalize as many bookings as possible.

Cons:

The calendar navigation is a bit tedious but recently saw they are making changes to help with that. Looking forward to seeing those changes.

Pros:

The most impactful feature is how easy it easy to connect to the different accounts and set up the prices.

Cons:

It would be perfect if they added a feature that would allow for price to sync in different platforms, with a % differential for each one

Great market data!

Comments: Overall I've enjoyed it better than others!

Pros:

I love the dedicated customer support! When I found Beyond they were not in my market area yet, but within a week they emailed me to say they had added my market! So I tried the trial and liked it enough to add my card info and now I'm a proud paying customer!

Cons:

I have trouble navigating the website from my mobile.

Beyond makes pricing and revenue work

Comments: We base our business' success upon Beyond - we can't really flourish without it - and will grow based upon the data and insights it provides.

Pros:

The initial setup was straightforward and easy to implement. We configured the tool, compared our short term rental property to others based upon location, amenities, etc. and built the seasonal and annual pricing models. The data available in the tool helped us understand regional factors and constraints so that we could be competitive but not 'compete against ourselves' for proper pricing.

Cons:

The seasonal pricing seems to be a good idea, but the interface seems to be time-based (e.g., monthly buttons are available, seasonal ones are not). Recommend making all aspects of the interface either seasonal (with user-chosen start/end dates) or monthly for consistency.

Comments: We use it every day for more than 1 year. It made our income increase a lot (at least 15%) even if we are pretty expert in this industry and we know quite well our markets

The demand forecast, the easy to use and the very effective results report

Cons:

it would be nice to have a customizable discount for each day of the week

Excellent pricing software

Comments: The customer support has been very impressive. Completely satisfied with their response to my questions and concerns. Good onboarding experience.

Pros:

Has helped us fill mid-week gaps better and capitalize on high demand holidays and weekends. We even have a few homes with revenue increases over 50% YOY due to better pricing decisions. Provides helpful market data to make better pricing decisions. Excellent support - lightening fast response whenever I have a question. Helpful when onboarding a new home to get the pricing set up quickly.

Cons:

There is a steep learning curve at the beginning and this is not a set it and forget about it software. It does require some hands on manipulation of the strategy based on understanding of the local market.

Great dynamic pricing engine with an easy to use interface

Pros:

The interface is very intuitive and user friendly. I can hop into the website and make changes to my pricing in 5 steps. The dynamic pricing works great for special events and does a good job on a day to day level.

Cons:

Get an App!! I should be able to view this from an app not my phone browser.

Comments: Since we don’t have time enough to manage our daily prices on Airbnb, we were looking for some 3.party solution for this job. We found BtP & we quite satisfied with this product.

Pros:

I hate to be nit picky but when I started, the software was clunky. Their support team is great but still I shouldn't have to contact support

Automatic dynamic pricing

Pros:

Amazing Software but on the pricey side

Comments: While it was the only option I knew of in the market, I was happy using the software. As soon as I became aware of other competitors that provide the same service at much lower rates, I switched.

Pros:

The UI and general experience using the software is very good.

Cons:

If you have multiple properties, reconciling the monthly software costs with each property is time consuming as it is bundled. The 1% fee works out quite expensive when you start doing well and in high season when rates are much higher.

Pros:

What we like the most about beyond is that it is so easy to use. Whenever I have an issues they are resolved fast and easy. We have seen an increase in bookings by using beyond.

Cons:

I wish it has a simpler way to customize holidays and weekend rates.

Pros:

I am big on systems and was also new to the short term rental market when discovering Beyond. This system just works. Easy to setup but I also had a rep schedule a meeting with me on a Saturday to go over everything with me to make sure I was ready to go. From there I had a question that I emailed to her the following day and she respondents within the hour on a Sunday. Takes the headache out of pricing especially if your new.

Cons:

It didn’t work with the midterm platform that I use. But not a deal breaker.

Great resource for vacation rental professionals

Comments: It's been a great hand in daily work as a revenue manager, and it provided great help when we did a channel manager switch, pricing would have been rather complicated in that transition.
Our account manager has been of great help during setup, first trial and during tune-up of our properties profiles.

Pros:

The overall system ease of use, its features customization, and effectiveness

Cons:

Not much to modify once is connected to a proper channel manager
