By far the best channel manager and PMS for the money!

Comments: Excellent! I'm so glad I found it, it has really solved all my problems and for the price, it is comparable in cost to many of the other sites and less expensive than quite a few of them.

Pros:

OwnerRez works really great. It's SO robust and has so many features! I'm very pleased with it - I've looked at a dozen different systems and did a test run of about 4 of them. None could do what OwnerRez does - it allowed me to do several functions I was unable to do in the other systems. And a HUGE PLUS: the customer support is amazing. They reply very quickly (business hours) and are extremely helpful.

Cons:

It takes quite a bit of time to get set up in the beginning - but that is going to be the case with EVERY good PMS or channel manager. Once you get it set up, it's a breeze to use. Just know and expect to put some time at the beginning.

Peace of Mind at Dragonhead Retreat

Comments: Just wish I had found OwnerRez in my first year of having vacation rentals. Their common sense, timely tools and communiques to inquiries, booked guests, etc means I can tend to my other work, home, family... life.

Pros:

I tried other products, wasting time, energy & $. Finding OwnerRez was such a relief. I can tell it was designed & implemented by professionals who had "been there/done that" as it is so logical. The sample tools, policies, communiques, etc were well thought out and easy to adjust to my use.

Cons:

Not yet. I ask for help when I can't figure something out and OR reps reply quickly. They follow-up, to ensure any issue is ironed out.

Pros:

The system works that it is important and their pricing it is competitive something that I appreciate but the system needs a lot of improvement

Cons:

I would love to get hear by OwnerRez. We have problems because we can't get response from customer support. They are telling us that the problem is our something that it is not and every time we need something we got no answer. I would like to SPEAK with them but they don't even provide a phone number to users ( you can imagine) , also many promised things are not complete . I would like to tell all of this directly to them but it is impossible. Maybe once you put this kind of " reviews" they can hear you

Robust system with amazing support

Comments: I recommend OwnerRez to every property manager I meet. Enough said.

Pros:

It covers everything I need it to do. They're always adding more features. Customer service is timely and knowledgable.

Cons:

Because it's so robust, it can be overwhelming to get started. But their videos, and more importantly, customer service is second to none. A rep spent hours with me getting things set up in the beginning, and I will never forget how much I appreciated and valued that help.

Back to business!

Comments: Nirvana! I honestly was so relieved the day we went live with 43 listings. The support, functionality of the software, the website ….. all above an beyond. I literally lost 2 years of my life with GUESTY trying to make their solution work.

Pros:

We spent 2 PAINFUL years trying to make the MYVR to GUESTY transition work until we finally found OwnerRez and transitioned in 2 months with their amazing support team and I am overwhelmed with how EVERYTHING WORKS and now we can stop spending endless hours on our technology solutions and get back to the business of managing our properties and serving our guests and owners.

Cons:

Such a minor issue but we need owner generated reservations to be passed to Breezeway as a reservation and not just a block of time.

Sophisticated & Comprehensive PMS, perfect for small operators

Comments: Seamless and professional so far and really quite a pleasure to deal with. I'm a happy customer.

Pros:

The product is very well designed and built. I'm coming from another PMS to OR and I'm constantly delighted by the features I didn't have before. Including things I didn't know I needed which will now drive how I manage my business. The founders built the product from the ground up as users so they literally thought of everything. It's impressive. Everything works too. I've heard people say the set up is difficult so I was expecting bugs and complications but I didn't encounter any. It's only complicated in that it's so thorough which I see as a pro not a con. It's early days because I've only just signed up but I feel very confident with everything I've configured. The customer service has been a stand out feature too. I've had Suzee helping me every step of the way and she's been answering all my questions thoroughly and has significantly expedited my setup process. Very impressed by that, it feels like OR have invested wisely here and care a lot about their customers. 10/10 so far.

Cons:

There's always things that can be improved about software but I'm too early in the journey to have noticed anything significant. OR is at least 2 years ahead of the PMS I just left, might not be as pretty but I'll take functionality over glamor any day.

Comments: great for channel management... experience is good... wish I had someone to call when I cant find things even using the help feature... sometimes trying to find things I cant seem to come up with the correct verbiage...

Pros:

features are good... functionality is good for what I need...

Cons:

I find it hard to adjust things... there are so many layers to the system, I cant always find what I am looking for... there is no one to call when that happens... getting an email response can take quite some time...

Comments: Excellent! Although it was good when we first joined It has improved so much more in the past 16 months I just hope they continue to listen to customers and implement the suggestions.

Comments: OwnerRez support has been amazing--I've clogged their inbox many times while setting up and they not only get back to me lightening fast, but they look at my account and suggest other things I can do next.

Pros:

Starting out I went with a very simple property management software to avoid overwhelm, but quickly outgrew the simplistic platform and wanted more robust features and functionality. OwnerRez has that in spades--but it's not complex, just robust and extremely thoughtful.

Cons:

Waiting for VRBO messaging integration but other than that, zero complaints.

Perfect software for a Vacation Rental Owner Manager

Comments: A little over a year before VRBO was purchased by Expedia I had ventured into the vacation rental market with just one property. At that time 95% of my bookings came via VRBO, with the remaining 5% coming from Airbnb. The first year was very good. When ownership of VRBO transferred, my business dropped by nearly 70% and customer support became essentially non-existent. In my frustration with being subject to the whim of large corporations, I was determined to create a simple way for guests to book directly with me. I knew this would mean I needed a way to manage my calendar, present rates and allow online booking. For nearly a week I researched various vacation rental management platforms before deciding OwnerRez was the best fit. OwnerRez was fantastic, they gave me all kinds of tips on how to build my website, how to set-up a merchant account and how to configure OwnerRez to accurately reflect my intentions. Since onboarding with them I have watched them continually improve their platform, adding more capabilities, simplifying processes and generally adapting to the evolving vacation rental marketplace. Through it all, their interface has remained about the same and their amazing customer support hasn't changed a bit. Thanks to OwnerRez, my vacation rental is no longer dependent on large booking sites, though I do still take bookings via Airbnb and VRBO. More than 50% of my business comes directly through my website. I cannot recommend OwnerRez highly enough!

Pros:

OwnerRez software is incredibly easy it is to integrate with a website. Thanks to this software, my guests can check availability, get quotes, book, and check reviews collected from several sights and right on my website. I've never had an issue with my website not performing correctly or with incorrect information being presented to my guests. For those who are curious about what the guest interface looks like on a self-built website take a look at TheRedwoodRetreat.com. All dynamic information on this website is provided through and controlled by my OwnerRez account. I have only the most basic layman's knowledge of web design, software interface and computer technology in general, yet I was able to build my own website through which guests can book directly with me. Beyond supporting website integration, OwnerRez has flexibility in almost all aspects of control, from rates and length of stay to seasonality and custom integrations with commercial booking sites such as Airbnb and VRBO. Their custom e-mail templates offer endless possibilities for creating great guest interactions, notifying third parties. I even use them to send myself reminders to give guests special offers when there are short gaps in my calendar. OwnerRez is constantly making improvements to adapt to the ever-changing vacation rental marketplace. Their help articles and customer support are insightful and provide step-by-step processes for some of the more complicated aspects of set-up.

Cons:

There are still more features on OwnerRez than I actually use. This is not a 'con', but it is critically important to take the time to understand how you are supposed to do what you are trying to do when using OwnerRez. The vast flexibility of the program means there is plenty of room for user error. In most cases a warning will present if you create a clear conflict. But if you make an error in your rates and don't catch it, you may be giving a lucky guest a great deal without knowing it. OwnerRez has done a great job of providing well written, easy to follow help articles. My technique for making sure I don't create problems for myself is to search the help archive for articles regarding what-ever it is I want to do and read them carefully before diving into my project. There is one area I'd like to see improved: Currently the financial reports provide great information and flexibility. However, they have no way to capture the credit card processing fee's I pay through my merchant account. Providing an integration with merchant accounts which allows credit card processing fees to be captured would bring this area of reporting up to the outstanding standard OwnerRez has already set.

The most valuable resource I have in vacation rental management

Comments: Exceptional - the videos and tutorials were helpful in setting up and becoming initially familiar with the software. The customer support team filled in the blanks anywhere I got stuck or lost. I became well versed in how to work all aspects of the software fairly quickly which is a testament to its user-friendly interfact.

Pros:

It is nearly impossible to list all the features about Owner Rez that I feel I could not (and certainly would not want to) live without. It is the single most important tool that I use in managing my two properties plus the five additional properties I manage for friends. I utilize about 80% of the software so it is exceptionally cost-effective for me considering all it does to save me time and to provide excellent communications and customer service to my guests. I have recommended it to hundreds of other owners and have personally set up many who wanted to use it but were daunted by the idea of getting started. It is logical, fast, thorough and the customer service I receive in the few instances I've gotten "stuck" trying to do something has been incredibly fast.

Cons:

I wish there was a way to send automated texts to guests using my own cell phone number for replies rather than having to use a 3rd number that populates back to the software only. It's impractical for me to have to check the software for replies vs the replies coming into my phone. So I still handle my texts to guests manually.

Owner Rez completely simplified how we run our business

Comments: Owner Rez has the most outstanding customer service I have ever experienced. I have never not gotten a response to a question within 30 minutes or less, and that’s day or night.

Pros:

Pricing is reasonable Very useful options available to manage multiple vacation rentals across multiple channels Interfaces seamlessly with QuickBooks Interfacing seamlessly with our Website Robust automated guest emails and triggers

Cons:

The calendar is fixed by month and not following which makes seeing turnovers at month end very difficult to see No way to send emails on a certain day of the week (I.e./ remind guests it’s trash day) No way to allow other people to also be able to log in and only see the calendar but not the financial side. This would be useful for cleaners etc.

My "go to" booking and management solution for new vacation rental owner/manager clients

Comments: I've been a web developer for over 22 years and focused primarily on the vacation rental sector for 6+ years. I've integrated other solutions into wordpress websites and many solutions are just not mobile accessible enough or not as friendly to smaller vr businesses (focus on 50+ properties customers) and have sub par support and documentation. Some just don't work at all as advertised. OwnerRez is now my favorite solution provider to work with after trying a bunch. They always have my back and I know my clients will all be treated golden. I sure wish more companies were like this!

Pros:

I have not once heard a complaint from clients about this product, in fact all are well-pleased with it and how it integrates (totally mobile!) with the wordpress genesis websites we build and customize. The documentation and support that OwnerRez provides is second-to-none and certainly not found with other solutions that are reasonably priced. In fact, many companies that provide these tools for a lot higher cost have terrible documentation and support. This not only makes my job much easier but also helps my clients.

Cons:

Some clients want features that OwnerRez does not yet have. I find that it's not only the perfect entry product for new VR owners/managers but like every solutions, it can have limitations. But they are always shifting and adding new things so doing a good job keeping up with the listing site/industry changes.

Comments: Although we are a very small business, we always receive prompt and courteous responses to our support questions. Setup and maintenance are easy to master. Integration with our credit card payments was very easy to implement.

Pros:

All the information we need in one place and the ability to save time in most day to day vacation rental activities.

Cons:

Doesn't integrate in to the same extent with all OTA's However, not really the fault of the software itself, more an issue with the API's of the OTA's

Excellent Software for short term vacation renter

Comments: My overall experience has been fantastic. I feel in control of my business and ready to grow. OwnerRez has put me in the drivers seat.

Pros:

The use of OwnerRez has streamlined my business in a way I could not have imagined. I no longer have concerns of double bookings, connecting with guests or collecting payments. I have saved so much time, work and simplified my business. Their customer service is outstanding. When I have a question, they are there to lead me. Recently, used their concierge service to add my newest property. I cannot express the level of personal care, value and education I received. I highly recommend using this service when starting OwnerRez or adding a property.

Cons:

There is much to learn as this is an in depth software. OwnerRez offers a concierge service to get you started. This is well worth the minimal cost and you will feel like a "pro".

Concierge Support Team is Amazing!

Comments: A bit on the stressful side - initially, I started with a focus to only launch a direct-booking website and somehow got off track with API integrations and experienced a serious problem with the PM API set up with VRBO, had that reversed, and then my VRBO listing was "broken" for almost a week. As of today, so far it seems we're back on track so I'm happy about that.

Pros:

Simplifying my listings into one dashboard and most importantly the option for direct bookings that are as professional, if not more, than OTA's. Working with the concierge team, particularly [SENSITIVE CONTENT HIDDEN] has been incredible.

Cons:

I'm still learning and getting familiar with all OwnerRez has to offer; at first I thought it was a bit clunky but as I said I'm still learning. I wish there were a feature to allow for messaging, e.g. similar to Smartbnb that pushes communication to guests in a reservation messaging thread via an app. This seems to be an industry standard, so I hope this functionality will be a future implementation. For now, I will maintain Airbnb guest communication primarily pushed through Smartbnb as all of my autoresponders are currently set up there and it works well. Plus, Airbnb "grades" hosts on their response times to guest communication via their messaging app / messaging thread.

Owner Rez has made my life much easier

Comments: I am trying to manage 4 short term rental properties and being able to see them all on one page makes my life much easier. Often clients will want 1-2 of my properties - now I can look in one place and answer them. Also, now I'm able to take direct bookings on my own website easily.

Pros:

The most amazing thing about this software is the excellent, helpful and friendly (and fast!) customer support. I have four properties on Airbnb, Homeaway and VRBO, so getting all those calendars synched, templates written and triggers set up was daunting, but they were always there sometime instantly to help me. Having their app on my phone is a great new improvement too. I highly recommend this product.

Cons:

The only thing missing is that I wish that my cleaners could log in and mark whether or not they can do a cleaning. However, the folks at Owner Rez said they are working on it! When that happens, it will be even better.

Comments: OwnerRez makes the process of presenting a property to the potential customer in an easy way. And, we have our own site for presenting our houses, showing availability, pricing and so on and, if a customer fills in their information, it goes to to OwnerRez.

Pros:

OwnerRez was very easy to use. Also, when I had a problem or question, someone from OwnerRez contacted me quickly and solved the problem.

I like everything about OwnerRez software.

Comments: There are just a ton of software options out there for vacation rental management (and it seems more all the time). I solidly and unabashedly recommend this software to any and all who ask my opinion, not just because the software works well and saves me time, but their responsiveness is fantastic. It feels more like a real partnership working with them.

Pros:

Great value, especially for smaller operators like me. Customer service is immediate, personal, and helpful.

Cons:

There are some integrations that are not yet implemented, but some also require a user to manage more than 5 properties (not an OwnerRez limit - an industry-wide threshold).

Comments: Overall nothing but positive experience, would highly recommend it to anyone with vacation rentals!

Pros:

It's functionality is so thorough, they have literally thought of everything we need and it works so well. No glitches, no issues ever. I've been using it for almost 12 months and it's literally worked perfectly the whole time. It's also very cost effective. Considering how much functionality and the direct API's with the platforms and quickbooks and pricing tools etc it's very very cost effective!

Cons:

There was a little bit of a learning curve in setting it up but their customer service is so incredibly helpful and responsive!

A real godsend!

Comments: I found this amazing system and I have been one happy camper ever since! OwnerRez has really streamlined my Scrapbooking Rental Property business in so many ways. I love the reports and the ease of use. Their customer service is out of this world! They helped me make the program work for my business by tweaking things on their back end. In a matter of just ONE DAY at that!!! They give you a true 30 day trial to use all aspects of the program too.

Pros:

Ease of use, customer service, price and reports

Cons:

I would like to be able to have more control and design options in the email templates. I'd like to put multiple photos in my welcome email.
